Morgan Stanley Moving To Dallas -- August 25, 2026

Morgan Stanley has reportedly picked Dallas over Alpharetta, Georgia, for a phased operational hub involving more than $1.3 billion in planned company and developer spending that city records say could support 4,800 jobs by 2039.

The New York-based financial giant chose Dallas after months of competition between the two cities, the New York Post reported Thursday. Morgan Stanley has not announced the decision publicly.

The reported selection advances a project The Dallas Express covered in June after the Dallas City Council unanimously approved up to $18.5 million in grants plus 90% business personal property tax abatements. The abatements run for five years at the temporary site and 10 years at the permanent site under the city agreement.

AAPL: new price target from one analyst, from $260 up to $400, with a buy recommendation. Rothschild & Co Redburn said Apple is going to benefit having not spent huge amounts of money as a hyperscaler but with all the benefits. Sees Apples installed base which could result in Apple being the AI gatekeeper. Link here. At Barron's. There are going to be a lot of hyperscalers trying to make deals with Apple for its installed base, particularly with Apple's tech model (edge) and focus on security.

    Texas -- Everything Is Bigger In Texas -- June 6, 2026

    Without question, the growth in this country -- that would be the USA -- is focused in Texas right now.

    Samsung Electronics America is relocating its headquarters to Texas from New Jersey just eight months after moving into its new Garden State facility with much fanfare, reigniting criticism that the area's high corporate taxes and red tape are driving away businesses
    South Korean Samsung, the consumer electronics giant, confirmed that it was exiting 700 Sylvan Ave. in Englewood Cliffs, New Jersey, where it leases roughly 270,000 square feet, according to CoStar data. The U.S. headquarters will move to Samsung's existing campus in Plano, Texas, "building on our 30-year presence in the state." 

    Samsung is "undergoing a business transformation designed to better position our organization for long-term growth and future success," the company said, adding that "as part of this strategy, we will be optimizing parts of the organization to ensure our roles and functions align to key business priorities."

    Samsung's plan adds to the Lone Star State's bona fides as a mecca for companies seeking low corporate taxes and a business-friendly environment. The list of firms that have migrated to Texas is long, with the most notable example being Elon Musk's decision to move Tesla's headquarters from California to Austin, Texas. Earlier this year, Texas was once again recognized as a top destination for corporate facility investments.

    Garden State business advocates and Republican lawmakers immediately blamed New Jersey's policies and high corporate taxes again for fueling an exodus of companies from the state, with Samsung as the latest example. Democratic Gov. Mikie Sherrill's new state budget had some provisions that opponents considered anti-business, such as no longer allowing companies to write off unlimited pandemic-era losses.

    Book Of The Day: Genome, Matt Ridley, c. 1999

    Chatbot / basic search is so incredibly good right now; absolutely amazing. These chatbots almost make taking notes a waste of time. 

    I take a lot of notes while reading -- I have a very poor memory.

    Today, reading Genone (notes are posted here) I came across something I would normally write down in my journal (or on the blog) but if I come across this "problem" again, it will be easier to simply "google" it than taking notes. 

    Chatbot prompt: Genome by Matt Ridley is a great "beach book" or a book for a high school senior headed to college to study biology. But it was published back in 1999. Is there a similar book that is much more recent?

I have no plans to invest in TEXN but that decision. -- not to invest in TEXN -- has nothing to do with politics, or concerns with BlackRock's involvement. Even if Trump himself was behind TEXN I wouldn't invest in such a "narrowly contrived" ETF. But I would certainly look at the top 20 holdings in TEXN something I do with any mutual fund or ETF that might catch my attention.

    One of the best histories / summaries of the 19th century British industrial revolution is chapter 7 in Pathogenesis: A History of the World in Eight Plagues, Jonathan Kennedy, c. 2023. When you read about that industrial revolution, it sounds just like what is currently going on in the states. More on this later, perhaps. 

    The world's plagues in Britain during the 19th century industrial revolution: tuberculosis and cholera. And, of the two, cholera is the much bigger (and more interesting) story.

    November 12, 2025 -- And It Continues

    CVX: getting ready to make FID on Leviathan. Part of $2.4 billion Leviathan field expansion. Seems like a no-brainer? With Guyana and now Leviathan, CVX seems to be hitting on all cylinders.

    Guyana: on a side note, "Guyana" continues to get a lot of headlines, but in the big scheme of things, Guyana seems about the same size as the Bakken.  

    Intel vs AMD: for as long as any of us have been investing, it was "always" AMD competing with Intel. This morning, CNBC had a very, very long interview with the AMD CEO, Lisa Su. It was an incredible interview, mostly for the length, if not necessarily the quality of the questions or the answers. Most interesting was when Joe Kernen asked the question many have been asking, "what happened to Intel," and then showed this graphic:


    I asked "ChatGPT" this same question some weeks ago, and it came down to this. It all changed when Intel made the decision to not provide a chip / not partner with Apple on the iPhone. Apple approached Intel first for a cellular phone chip and Intel said they could not see the "profit" advantage, and so they declined to partner with Apple. Apple is incredibly difficult to deal with, according to most sources, and Apple's demands were simply too tough to meet for Apple. 

    So, when did Intel make that decision?  

    Based on what I know now, Apple lucked into the right decision. Pure luck. A random thought: one wonders if Intel CEO was too close to Steve Ballmer in his thinking regarding the $500 iPhone? LOL. Eightteen years ago. Arm, wiki

    Crew Dragon's primary role is to transport crews to and from the ISS under NASA's Commercial Crew Program, a task handled by the Space Shuttle until it was retired in 2011.
    It will be joined by Boeing's Starliner in this role when NASA certifies it. [Fourteen years and still not certified?]
    Crew Dragon is also used for commercial flights to ISS and other destinations, and is expected to be used to transport people to and from Axiom Space's planned space station.

    Manic Monday -- And It Will Be Manic -- February 3, 2025

    Breaking: US to establish an American Wealth Sovereign Fund -- holy mackerel!

    Breaking: Trump suspends increased tariffs on Mexico pending new positive news from the Mexican government. Last thing I heard: Mexico to send 10,000 troops along the border to stem the southern surge. Yes, President Trump while signing new EOs said the 10,000 troops will be based along the border permanently.

    Breaking: Panama has stopped huge project with China after Marco Rubio's visit.

    Breaking: Rubio could easily be our next US president -- this is best news ever -- the one-two punch -- Elon Musk stopped aid temporarily to sort things about; Rubin will open the portals in a step-wise, well-thought-out manner. US aid is going to come with conditions -- US aid won't come without conditions.

    Investing
    : a reader asked me late last night if I would be "investing" today (adding to my positions or starting new positions). My answer:

    • you betcha; and
    • I'm always fully invested.

    Prediction

    • market volume will set records today
    • the same number of shares that are sold for every ticker will also equal the same number of shares bought

    Local schools: students will get an additional two days "off" from school next year

    • school year will still remain the same length -- first day to last day, but students will get two extra days off
    • teachers will be school those days, as training days
    • I'm thrilled! some of the best public elementary schools in the country and they continue to innovate
    • by increasing length of day, the students will get same instructional time for full school year

    Making a mountain out of a molehill:

    • 99% of this is political -- will not affect the average American at all:
      • take a look at what Canada will tax coming across the border: bourbon and peanut butter (LOL)
      • the worst example: analysts suggesting it will add $3,000 to the price of a car. Oh, really, if so, that means you're not buying cars from the "right countries" -- last I heard, no tariffs on South Korea or Japan or Taiwan (at least not yet, but that could change also)
    • perspective: we spent much of our adult lives in Europe -- the VAT (value-added tax) was horrendous -- much worse than the tariffs
      • VAT is added at every step in the manufacturing / sales process; each country assesses its own VAT
      • the average VAT is almost 22% -- meaning some European countries must be close to 30% VAT
    • and yes, Canada has a VAT also, though much, much lower than that in Europe

    As crude oil production surges off the coast of Guyana, its eastern neighbor, Suriname, has set off on its own mission to become a global oil supplier. With some onshore production active for decades, the tiny South American nation now has its sights set on developing its vast offshore reserves. While there have been some setbacks, its international partners are getting their plans back on track. In today’s RBN blog, we’ll take a deep dive into what’s ahead for Suriname. 

    We previously highlighted how Guyana has been a rising star (see Break My Stride) in the global crude market, even if it’s only a recent entrant. Guyana now has three crude grades to offer markets (see My Guy) since its first major oil discovery just a decade ago. The offshore Stabroek block’s only oil-producing area (yellow-shaded area in Figure 1 below) is churning out more than 650 Mb/d of oil from three projects in the reserve-rich Guyana-Suriname Basin (area within dashed-green line). Owners of these assets want to roughly double that volume by the end of 2027 with three more projects. It’s worth noting that in 2000, the U.S. Geological Survey (USGS) estimated that the underexplored areas of the Suriname-Guyana Basin held 13.6 billion barrels of oil and 32 trillion cubic feet (Tcf) of gas. But Guyana isn’t the only country with plans to develop those reserves.

    The Guyana-Suriname Basin stretches across three countries on the Atlantic coast of South America: Guyana, Suriname and French Guiana. The oil-rich formation has an onshore segment but is predominantly an offshore play.

    Suriname has been extracting minimal amounts of crude oil from the onshore basin since the 1980s but the former Dutch colony wants to raise its profile as a petroleum supplier with its offshore oil bonanza, mirroring its neighbor’s success. (Suriname’s maritime border indicated by dashed-pink line in Figure 1.)
